[ARCHIVED] Willshire 3rd Concept Plan

During the Poolesville Planning Commission meeting on Wednesday June 14, Miller & Smith presented the 3rd revision to the Willshire concept plan. The proposal incorporated all the Planning Commissions requests for parkland, reforestation, open space, brick walkways and more. Building materials, such as stone, brick, front porches and other architectural features comply with the requirements of the Overlay Zone, which was adopted to create the ability to negotiate streetscape and aesthetics in exchange for a bonus density. 


Overall, the Planning Commission was happy with the way in which the developer had addressed their concerns.  The issue of density still is on the table. The current plan provides 62 new homes and maintains the existing Willard Home. Numerous residents at the meeting testified that they would like to see it drop by about ten more houses. The developer noted that with all the streetscape, pathways and required building architecture, the ten houses makes a significant impact on the viability of the project.


Additional concerns regarding traffic problems in the TAMA neighborhood were also raised and will be addressed whether the development moves forward or not.


No decisions were made to move forward and is scheduled to be discussed at the July 12th Planning Commission meeting.
