The Poolesville Planning Commissioners have been providing guidance and refining a concept plan submitted by the Willard family and Miller& Smith for over a year now. This residential project, located adjacent to Whalen Commons, must meet a multitude of requirements, far beyond a typical subdivision in order to be considered for an Overlay Zone designation. The Overlay Zone was developed to create infill opportunities in the General Commercial Zone as identified in the Master Plan.In exchange for successfully meeting strict architectural guidelines, specific building material requirements, parkland dedications, tree canopy, walkable community trail development, along with streetscape, the developer can be eligible for an increased density value.
Throughout the review process, the Planning Commission has worked to make determinations on several aspects of how the development fits into the master-plan; how it will impact the water/sewer and many other issues.
